Planning Board recommends only partial rezoning for State Land parcel

Concerned that the upper 70 acres of the 100 acre State Land site on Route 202 remain undeveloped, the Planning Board will recommend to the Town Board that only the lower 30 acres be rezoned commercial.

1. Competition Carting
Dan Ciarcia, the vendor’s engineering consultant, advised the Board that the company was in the process of “regrouping” and would be filing an application with the DEC for a Multi Sector SPEDES permit.  The special permit application to permit outdoor storage of the garbage trucks remains before the ZBA.
 
5. Creative Living/Navajo Fields
The applicant has submitted a revised mitigation plan for the original wetlands permit and has reconfigured the fire emergency road around the proposed dome to reflect changes wanted by the DEC and the town’s Fire Advisory Board. The applicant is seeking a variance from the ZBA to waive the requirement that the greenhouses, which will now be permanent, have fire safety sprinklers.
 
6. State Land rezoning
The Board will send an amended memo to the Town Board recommending that only the lower portion of the 100 acre be rezoned commercial and that the upper 70 acres remain residential.
