Planning Board Considers Athletic Fields, Ice Cream Parlors, New Housing

Decision on future of Catherine Street soccer field postponed, new athletic fields as part of new 16 unit subdivision, ice cream parlor, outdoor seating area at Roma Building, Shrub Oak rezoning.

Regular Meeting
 
1. IBM Parking Expansion
The board approved the site plan to add 101 additional parking spaces.
 
2. Mohegan Lake Motors  Volkswagen
The board approved the site plan for the new 6,828 sf showroom on Route 6.
 
3. Field Home
The board approved the site plan for the new 102 independent living units and a scaled down new nursing home. Decisions about the future status and possible expansion of the existing soccer field remain to be worked out.
 
Work Session
 
4. Trail Side Café (Corner of Commerce & Kear Streets)
The board gave its support for a variance that will reduce the parking requirements for this proposed new ice cream parlor that will occupy two existing structures.
 
5. Shrub Oak Commons (New Road)
The board expressed preliminary support for a rezoning that would permit four new two-family homes instead of three new single-family homes on this five acre site across from the Shrub Oak A&P Shopping Center.
 
6. Fieldstone Manor (Strawberry Road)
The board liked the revised plan to cluster 16 single family homes on the 23 acre site off Strawberry Road.  The plan would leave four acres previously used as ballfields as open space which could be turned over to the Town for additional athletic fields.
 
7. Twist Yogurt Outdoor Patio
The owner of the new yogurt shop in the Roma Building wants to construct an outdoor seating area on the grassed area along the Route 202 side of the building.
