Highlights of Planning Board Meeting
March 12, 2012

Regular Session
 
1. Arrowhead Subdivision (Underhill Ave.)
The board was asked if, as part of its approval for Phase 1 of this 5-lot subdivision, it could/would expedite the planned donation of a 15 acre portion of the site abutting the Turkey Mountain Nature Preserve to the Town. The blue trail crosses over this parcel. 

2. Fieldhome Expansion
The board convened a public hearing on the project and the applicant’s consultants reviewed traffic, drainage, architecture, and other site plan issues. Some of the issues raised by board members and residents of the Glasbury condos across the street included the future of the soccer field on Catherine Street, improvements to Catherine Street, downstream flooding, and also possible future improvements to Garden Lane.
 
The public comment period will remain open until March 26th.

3. Mohegan Lake Motors
A public hearing was held on the application for a special permit to build a new 6,828 SF Volkswagen showroom. Improvements will be made to the sidewalk and the Route 6 shoulder along the site’s frontage. Stormwater improvements will also be made. The owner has made alternate plans for handling the delivery of new vehicles to this site, as well as his neighboring site.
 
The public comment period will remain open until March 26th.

4. Tea Temptations
The board relaxed the parking requirements for the Mohegan Village Square building site, paving the way for the Building Department to issue a building permit for a new use in an existing vacant space in the building.
 
5. Proposed change in approval authority for OB districts.
Fearing the politicalization of the planning process, the board appeared to be unanimously opposed to proposed legislation that would transfer the approval authority for site plans in OB districts (IBM, the office development on Strang Blvd, and Contractor’s Register) to the Town Board from the Planning Board. Councilman Paganelli participated in the discussion. Planning Board chairman Richard Fon will ask to address the Town Board at a work session.
